Property Investment Calculator

A property investment calculator computes the returns on a real estate purchase from price, financing, income and expenses. A BRRRR calculator is two of them chained: a house-flipping calculator for the buy and rehab phase, and a rental property calculator for the property on its refinanced loan, joined by the cash-out refinance.

The flip half tracks total project cost: purchase, closing, rehab, points, interest and holding. The refinance converts that into a loan and a cash-out figure. The rental half runs the finished property: net operating income, debt service on the new loan, cash flow, DSCR and cash on cash on the cash left in.

The solvers are what make it useful before an offer. Given the ARV, rehab and lender terms, the calculator finds the maximum purchase price that returns all your cash, the ARV needed at a given price, and the refinance LTV needed. Those three numbers are what you take into a negotiation and a lender conversation.
