What is back leverage financing?

Back leverage financing is a loan to the owner of the equity rather than to the property. The security is that ownership interest and the distributions it pays, and it sits behind the mortgage on the building. The property lender gets paid first. Single-property BRRRR investors almost never use it.

A mortgage or a cash-out refinance works the other way, with the house as security and its appraised value setting the loan size. Back leverage sits a level up at the holding company, so repayment depends on distributions. The basics of borrowing still apply underneath.

It shows up in funds and partnerships with outside investors. On one house, the standard path does the same job: a hard money loan through the rehab, then a DSCR or conventional refinance. Buy at $300,000, spend $60,000, refinance 75% of a $500,000 appraisal, and a $375,000 loan returns your cash plus $15,000.
